					<description>Microsoft streets and trips helps me out.  You can mark your own points of interest and make notes.  It's great for tracking fsbo's etc..  

The visual of having that big map like you do is hard to ignore.  I'm not sure I have a wall big enough or more importantly on my wife would let me plaster a big map on.</description>

					<description>I think you are correct about Zillow becoming the national MLS. All the FSBO sellers will flock to it no doubt, and enough of the realtors will use it to create at least a need to be present on it. Eventually it will hot critical mass and then the MLS is toast.</description>

Mortgage trigger leads are a really bad idea.  I'll try to make a positive comment about them:  A customer receives lots of calls from various mortgage companies when the "trigger" happens.  At least a consumer will have access to a myriad of lending institutions to get competitive information.

In reality, the originators who buy mortgage trigger leads are generally on the "fringe" of the business and don't have the experience to get a consumer good terms.  They probably won't offer good financial advice.

The best way for a consumer to get mortgage indormation is to get a referral from 1-3 trusted sources.  Call those referrals and negotiate a "mortgage brokerage fee", then deal with whomever you feel has your best interests at heart.</description>
